We measured the door weight on site, installed a matched pair of oil-tempered springs rated for 20,000 cycles, and rebalanced the cables. Door now runs quiet and the backup spring carries the load if the first ever fails.

An older home near Avenue D had a bottom panel that had been soaking up runoff from a sloped driveway for years. The wood was soft enough to push a screwdriver through. We sourced a matching Clopay panel from our distributor in Houston, swapped just the damaged section instead of selling a whole door, and sealed the bottom edge with aluminum capping to deflect water. Saved the customer about $1,800 versus full replacement.

A family in Seven Meadows was manually lifting their 16-foot door after the old Genie chain-drive finally stripped its main gear. We installed a LiftMaster 8500W jackshaft opener, which mounts on the wall beside the door and frees up the ceiling for storage. Added battery backup for hurricane-season power outages and connected it to their phone so they know if the kids left it open. No chain to rattle, no motor hanging overhead.
Full Door Replacement in Grand Lakes


A 2019 hailstorm had dented every panel on a three-car garage in Grand Lakes, and the track was twisted enough that the door would bind halfway up. We removed the old non-insulated door and installed an Amarr Classica carriage-house style with 2-inch polyurethane insulation, thermal break, and pinch-resistant joints. R-value went from basically zero to 16.2. The new track is heavy-gauge galvanized steel, and we upgraded to nylon rollers for quieter operation. House looks completely different from the street.
Emergency Cable Repair in Firethorne


A Firethorne homeowner tried to leave for work and found their door jammed crooked with one cable completely off the drum. The car was stuck inside. We had a truck already heading toward Katy from a job in Fulshear, so we rerouted and were there in 35 minutes. Replaced both cables as a matched set, reset the drum winding, and checked spring tension. The door that was trapping their vehicle at 7:15 AM was working normally by 8:00. We see this exact scenario two or three times a month in Katy, especially after temperature swings stress the cables.
Weather Seal and Bottom Retainer in Katy Mills Area


A commercial property near Katy Mills was fighting a constant battle with water intrusion every time it rained hard. The original vinyl seal had hardened and shrunk, leaving a gap big enough for a finger. We replaced the bottom retainer with extruded aluminum and installed a heavy-duty EPDM rubber seal rated for temperature extremes. Added a threshold dam on the concrete for backup. No more puddles, no more leaves, and the AC in the adjacent office isn’t working as hard against the humidity.
